O’Hare Office Market
The O’Hare market offers the deepest concession packages we track anywhere in the Chicago area. As of October 2026, about 20% of the 17.9 million SF of office space around the airport sat vacant, and about 31% in the Chicago-side buildings at the Kennedy Expressway and Cumberland Avenue. No new office construction is underway. In the transactions we track and negotiate, Class A space leases for about $38 to $43 per SF gross and Class B for $25 to $31, with 1 to 2 months of free rent per year of term and improvement allowances of $45 to $75 per SF for full build-outs on 5-year-plus terms. Tenant Advisors represents only tenants.
What is the O’Hare office market like in 2026?
Vacancy is high across the airport corridor, and highest on the Chicago side of the airport and in older Class B buildings. That is where tenants have the most leverage.

Why is O’Hare office vacancy so high?
Tenants are still giving back space around the airport, and nothing new is being built to replace the older buildings.
Occupancy is still shrinking
About 20% of the market’s 17.9 million SF is vacant, up over the past year on negative absorption. All four cities we track lost occupied space, led by the Chicago side at about 187,000 SF.
The Chicago side has the biggest blocks
About 31% of the space in the 24 buildings at Kennedy and Cumberland is vacant, up from about 26% a year ago. The Bryn alone has about 430,000 SF available.
Older Class B is losing tenants
About 24% of older Class B space is vacant, and much of the market dates to the 1980s, so dated buildings are competing hardest for tenants.
No new supply, but more sublease space
No new office space is under construction, while about 230,000 SF of sublease space is listed in 16 buildings, roughly half of it already vacant.
What does the 2026 market mean for your lease?
It is a tenant’s market
With about one in five square feet empty, no new supply, and occupancy still shrinking, landlords around the airport are offering extended free rent and substantial build-out dollars to credit tenants.
The Chicago side has the most leverage
About 31% of the space in the 24 buildings at the Kennedy and Cumberland interchange is vacant, up from about 26% a year ago. Tenants there can push hardest on rate and concessions.
Class B landlords are competing hard
Vacancy in older Class B buildings has climbed to about 24%. Those landlords are trading free rent, above-market improvement allowances, and flexible terms for occupancy.
Renewals should be priced against the market
Your landlord knows what empty floors cost. A renewal in this market should include free rent and an improvement allowance, not just a rate increase. Tenants who run a competitive process across several buildings get the best terms.
Which cities does the O’Hare market include?
- Rosemont: River Road and Higgins Road next to the airport, with the Rosemont Blue Line station.

- Des Plaines: the Touhy Avenue corridor and downtown Des Plaines on Metra, minutes from the airport.

Why it matters that we only represent tenants
Many of the brokers working the O’Hare market also lease buildings for landlords here. Tenant Advisors has represented only tenants since 2004 and doesn’t own or manage office buildings, so every building around the airport is on the table and every landlord is someone we negotiate against.
